Flexible Solutions

Initially delivered in three phases, the Pyramids Data Centre provides 250,000sq.ft and up to a potential of 500,000sq.ft of flexible, modular, scalable, and highly resilient data centre solutions, providing a range of options from powered shell, new build, through to fully fitted and commissioned white space.

Resilient Power

18MVA mains power supply with capacity to increase if required. Supported by a planned Solar farm and battery storage plant.

Diverse Fibre

Two dedicated meet me chambers. Diverse ducting. Multiple fibre providers including access to Tier 1 carries Zayo and SSE. 

Extensive Security

24 hour manned security systems, extensive CCTV, anti climb fencing combined with physical separation from adjacent offices.

The Team

The project is a partnership between Ashfield Land and TechRE and leverages Ashfield Land’s expertise in planning, finance and property management with TechRE’s engineering skills and track record in delivering and managing high quality data centre projects. The core team is supplemented by industry specialists 
Cushman & Wakefield (Agency), Commsworld (Fibre), Atkins (Power systems and M&E) and 3D Reid (Architectural).

15 minutes from Edinburgh Airport.


The Location

Pyramids Data Centre occupies a strategic location at the heart of the Scottish business community, 

30 minutes from both Edinburgh and Glasgow and only 15 minutes from Edinburgh Airport linking 
to Canary Wharf, the City and beyond.


An excellent location for data centres providing secure power, extensive renewable supplies, fast fibre connections to London, Europe 
and the US and a significant local domestic market including 
growing technology sector.
